Business Situation

A property manager responsible for a portfolio of units — listings, leases, tenants, payments, and maintenance — and accountable for reporting occupancy and income on it.

Operational Challenge

All of it lived in spreadsheets and email threads. Renewal dates slipped past unnoticed, maintenance requests were lost in inboxes, and answering "which units are vacant and what do they earn" meant assembling the answer by hand every time it was asked.

Solution

UrusProperti manages property listings, tenant records, and lease tracking end-to-end. Properties, units, tenants, leases, payments, and maintenance requests live in one system, with a dashboard that shows occupancy and income at a glance and an AI insights layer that summarizes portfolio health.

Business Impact

Renewals and arrears surface before they cost money instead of after. Portfolio occupancy and income become a screen rather than an exercise, and maintenance requests have somewhere to live other than an inbox. The project placed Top 100 in the Google Cloud GenAI Academy APAC Cohort 1 hackathon.

Built on a modern Laravel stack with Inertia and Vue, UrusProperti runs as a single-page application backed by server-side domain logic — no separate API layer to maintain. The real-estate domain model (properties, units, leases, tenants, payments, maintenance) is enforced at the database level, and the AI insight layer reads from the same models to generate portfolio summaries. Deployed on Google Cloud Run.
